This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Our property is a Victorian mid-terrace house situated in Castlefieds, Shrewsbury, Shropshire. No 53 is situated less than 1 mile from Shrewsbury town centre. The house is in a quiet residential area close to the Weir and the river Severn. The property has 3 bedrooms all on the first floor. There is a sofa bed in the dining room on the ground floor.

The nearest bus stop is 256 metres away on New Park Road, adjacent to the shops. Service numbers 2, 24 & 25 run from here to the bus station. (the bus station is only a 10 minute walk from the house) ·

The nearest train station is Shrewsbury, 0.5 miles away.

Key Collection, Welcome and Car Parking Facilities·

I will either make arrangements to meet you at the house and hand over keys on your arrival or if this isn’t possible I will give you details of how to get the keys from a security coded key box.· Parking is on the road outside the property.

The House Entrance To The Property·

The entrance to the property at the front has 1 small step - 12 cms high and 80cms wide. · The outside light above the entrance door is automatic and works from a sensor when someone approaches the door. The light switch for the outside light at the rear of the property is inside the rear lobby near the back door on the right hand side.

Halls, Stairs, Landings, Passageways·

The front door is 82cm wide and the key hole lock is 152cm high.· Inside the entrance there is an entrance hall porch with a hook for coats or umbrellas.· The entrance porch opens into the sitting room and the stairs lead off the sitting room. The stair well is 78 cm wide with 12 steps, 21 cms high and 24cm deep leading to the landing which is 92cm by 81cm. There is a further step leading into each bedroom, 20cms high· The entrance porch floor is tiled, the stairs and landing are carpeted.

Sitting Room

There is a door into the sitting room 80 cms wide.· Flooring is fully carpeted.· Furniture is moveable.· One double and one triple fabric covered sofas and a pine rocking chair· 32” LCD TV with remote control and built in DVD player. · Log burning stove· Coffee table measuring 46cms high. Side table and bookshelf.

Dining Room

Archway and door leading to dining room. Door width 80 cms· Flooring is fully carpeted.· A extendable dining table is in the dining area with 4 chairs ( 1 carving chair with arms, 3 dining chairs and 2 more folding chairs available in under stairs cupboard accessed from dining room). Table measurements 91 x 76 cms with 2 x 23cm extensions. · 3 seater sofa bed, fabric covered· CD player with radio and IPOD dock.· Feature Atlantic stove in fireplace (for effect only, not to be used) · French doors leading to an undercover area which is open to the garden. Very small step 3 cms deep· Doorway to kitchen, 78cms wide

Kitchen·

The worktop height is 91 cm· Gas oven with drop down door with hob above· Sink at worktop height with cupboards underneath· Front loading automatic washing machine· Lighting is strip light on ceiling, with additional under unit lighting.· Good contrast between floor, cupboards and other surfaces.· Microwave on work surface.· Flooring is tiled· Flooring is dark with light coloured cupboards.· Smoke and carbon monoxide alarms fitted.· Door ( 76cm wide) to rear lobby with fridge freezer and further doors to bathroom (73 cm wide) and outside (76 cms wide)

Bedrooms and Sleeping Areas

Master Bedroom· Door width 78 cm.· King size bed (5 ft)· Flooring is fitted carpet.· Bed height 52cm floor to top of mattress.· Non feather duvet and a choice of pillows provided.· Clearance at end of bed to wall - 160 cm.· Bedside drawers 56cm high and dressing table 80cms high· Door to airing cupboard and archway leading to walk in wardrobe  77cm access width and hallway leading to ensuite and single bedroom (en-suite door width 60cm)  Easy chair with wooden arms, 40cms high· Largest free space clear of doors and furniture is 160cm by 340cm.

Double Bedroom· Door width 78 cm.· Double 4 ft bed provided· Bed height 52cm floor to top of mattress.· Feather duvet and pillows provided but non feather available if required.· Bedside tables are 42cm high and chest of drawers 96 cms high. Flooring is pine floor boards.

 

Single Bedroom - Door width 74cm. Single bed (3ft) height floor to top of mattress 59cms. Floor is pine floor boards. Non feather duvet and pillows provided.

Bathrooms, Shower-rooms and Toilets

En Suite Shower room· Door width 60cm.· Shower in enclosed compartment.· Toilet seat height 42 cm.· Space beside toilet 16cm to left 50cm to right.· Flooring is tiled with a bath mat.· Wash basin basin height 80cms

Bathroom· Door width 73cm.· Bath with flexible shower over. Non slip mat provided for bath (stored in cabinet drawer)· Bath height is 59cm.· Toilet seat height 41cm.· Space beside toilet 10cm to left and 16cm to right· Flooring is tiled with a bath mat.

Grounds and Gardens·

Undercover area adjacent to kitchen accessed by back door or though French doors, tiled floor.· The entire back garden is enclosed. Steps to patio with brick built BBQ and shed. No steps to the rest of the garden although care is needed on the path as paving slabs aren’t very even due to tree roots. Herd garden, small vegetable patch, lawn, fruit bushes, flower gardens and trees. The garden is approx 5 mts wide and  30 mts long

Additional Information·

Heating is provided by gas central heating throughout. There is additional heating in the form of a log burner in the sitting room and radiators / heated towel rails in all rooms.·
